The redevelopment of Catford Police Station will transform a prominent vacant site into 63 new affordable homes for Phoenix Community Housing. The scheme retains and converts the locally listed former police station, alongside two new residential blocks of up to six storeys.
Our structural approach prioritises efficiency, durability and buildability, integrating new reinforced concrete framed buildings with the retained police station structure. Detailed assessment and adaptation of the existing reinforced concrete frame support its conversion to residential use, with the interface between old and new construction designed to accommodate differing movement and loading behaviours.
Sustainability has been central to the project. We have led low-carbon structural strategies including a feasibility study on brick reuse, reclaimed steel, material passports and lower-carbon concrete alternatives. Working closely with Levitt Bernstein and the wider project team, the scheme demonstrates how sensitive reuse and considered new construction can deliver high-quality affordable homes.
